Hello, Prospective Owners and Realtors and thank you for visiting our wonderful online community.

In our efforts to help you make Stoneybrook West your home, we would like to answer some of our most frequently asked questions:

How do I enter Stoneybrook West?

A Realtor, who presents both a valid Driver's License and a valid Realtor's License, may enter the property with a prospective buyer to view the property.

Prospective owners can enter with a Realtor.

How can I advertise a home For Sale?

The Association requires the use of an approved sign and vendor.  Currently, you can purchase a sign through Jim Riffle of The Sign Farm at 407-880-7707.  Mr. Riffle will make and install the sign and reinstall any previous signs for you.  He will also install an info tube on the back of the sign at your request.  Please refrain from adding additional information to the sign.

Where is the best place to take a Client or view the amenities?

The Town Center located at 1201 Black Lake Blvd., is the crown jewel of the community.  Staff can be reached at the Town Center via phone at 407-654-1500, fax 407-654-1300 or email at sbwoffice@cfl.rr.com.  The Town Center is open from 10am to 7:30pm, Monday thru Thursday;  Friday and Saturday 1-5pm.

What Amenities do you have?

Stoneybrook West boasts one of the most extensive community amenity packages in all of central Florida.  A breakdown of all Amenities can be viewed on the Amenities page.  Basic Cable is included through Brighthouse Networks and discounts for Upgraded packages are generally offered.

 

How much are the Assessments and when are they paid?

 

2012 assessments are only $402 a quarter.

 

Is there a Resale Capital Contribution (RCC) for new buyers?  If yes, how much is it?

 

Yes.  It varies; for most transactions, it is $1,000.00. For transactions involving properties which have been in foreclosure status, please see the Board's Resolution here

Any additional costs will be noted in the estoppel request. Such costs could refer to any maintenance performed upon the property by the Association, including but not limited to lawn maintenance, pressure washing and wasp control.

How do we obtain Estoppel Information?

Contact the Association's Counsel, Mr. James Gustino at jgustino@gustinolaw.com.  Mr. Gustino's office charges for all Estoppel requests.

Can I purchase a home for Rental?

The Association currently has a rental restriction of 5% and is at its capacity.  Your name can be placed on a waiting list and properties are assigned slots as they become available.  It may take a year or more for a slot to open.

I have just purchased a home, now what?

Bring your ID's and a signed HUD (both parties must sign) to the Town Center for a Welcome Packet and Orientation which will include your Bar Codes or Car Decals for entry and ID Cards for the pool and fitness room.
